What's included in a plan set
A plan set is a drawing set for a small home. What comes in it depends on the plan and designer. Each plan page lists exactly what comes in that set.
What a plan set typically includes
Depending on the plan, a set typically includes:
- PlanFloor plans. Room layout for each level, with dimensions, windows and doors.
- ElevExterior elevations. Views of the outside of the home, typically each side.
- FdnFoundation plan. The foundation type or types offered for that plan.
- RoofRoof plan. Roof shape, pitch and overhangs, depending on the plan.
- DetailSections and key details. Cut-through views and key details, depending on the plan.
- ListMaterials list. Where noted on the plan page.

Builder Set vs Shed Plan
Builder Sets are for small homes, cabins, ADUs, finished studios and small barndos, priced per plan. Plain storage sheds get a smaller, simpler product, the Shed Plan ($39), with fewer drawings. Finished studio and office sheds are Compact Builder Sets. Neither includes a professional stamp or seal.
Estimating materials
Where a plan includes a materials list, its plan page says so. Take that list to a local lumberyard or supplier for a current quote; prices vary by region and change often. Labor, site work and local price differences are not in the list. Where a plan has no materials list, a local supplier or builder can do a takeoff from the drawings.
What is never included
A stamp or seal of any kind, a site plan, structural calculations, MEP or energy calculations (unless the plan page says so), or changes for your local code.
All plans are stock pre-design plans and need review by a licensed architect or engineer where you'll build. See the disclaimer.
