Do these plans come with a professional stamp?
No. They are concept / pre-design plans. Have a licensed architect or engineer where you'll build review, adapt and stamp them before permitting or building. See the disclaimer.
What's in a Builder Set?
It depends on the plan. A set typically includes floor plans, exterior elevations, a foundation plan and a roof plan, often with sections or key details. Each plan page lists exactly what comes in that set. See what's included.

Can I see the materials list before I buy?
Where a plan includes a materials list, its plan page says so and shows a sample. If you want to know more before buying, write to us.
What paper size are the sheets?
24x36. Most print shops can print them.
What if a sheet is missing?
Digital plans are final sale. If a file is broken or a listed sheet is missing, we fix it or refund you. See refunds.

Can you change a plan?
Modifications are quoted per job. Write to us with what you'd like changed.
Will the plan meet my local code?
We can't promise that. Codes, loads, soils and local amendments vary. Your local professional and building department decide.
