Please read these before you buy a plan.
Concept disclaimer
Concept / pre-design plans. Drawn with reference to the 2021 IRC as a general guide only. They carry no professional seal and are not designed for your specific site. Codes vary by location. A licensed architect or engineer where you'll build must review, adapt and stamp the plans, and confirm local codes, before permitting or construction. The buyer is responsible for permits, site work and foundation design. Small Plan Shop is not responsible for construction without that review. Full disclaimer.
- License, not copyright. Each plan comes with a single-build license: build once, on one site, and make copies only as needed for that build (builder, lender, permit office). You may not resell, share or post the files. The license is not transferable. Extra-build and unlimited-build licenses are sold separately. See the license.
- Your responsibility. You and your local professionals are responsible for permits, site work, foundation design and code compliance. Small Plan Shop is not responsible for construction done without that review.
- What's in a set. Each plan page lists what comes in that set. Previews are low-resolution and dimensions are blurred.
- Digital delivery. Download and email only. Nothing ships.
- Refunds. Digital plans are final sale. If a file is broken or a listed sheet is missing, we fix it or refund you. See refunds.
- Checkout. Payment, sales tax, receipt and download are handled by Gumroad, the seller of record at checkout. At checkout you accept these terms and confirm: “I understand these are concept / pre-design plans with no professional seal, not designed for my site, and that a licensed architect or engineer where I build must review, adapt and stamp them and confirm local codes before permitting or construction.”
